Rental Criteria
Invest Idaho Management strictly adheres to and follows all Fair Housing Guidelines.
Invest Idaho Management serves exclusively as the agent and representative for our property owners. All federal, state, and local housing laws are strictly observed. Every application is reviewed and processed in compliance with Fair Housing regulations—without discrimination based on race, color, religion, sex, disability, familial status, national origin, sexual orientation, or gender identity. Our staff receives regular training on current rental laws and fair housing practices to ensure compliance at every level.
If you have questions or require assistance regarding Reasonable Accommodations, our team is available to help. You can contact us directly by phone or submit a Reasonable Accommodations Form for review electronically or in person. These forms are available online or can be made available in hard copy upon request. Applicants are also encouraged to reach out to the Intermountain Fair Housing Council (IFHC), a nonprofit organization dedicated to promoting equal housing opportunity for all, regardless of race, color, sex, religion, national origin, familial status, sexual orientation, gender identity, source of income, or disability.
All applicants must meet our rental criteria outlined below. Every individual aged 18 or older is required to submit a separate application and pay a non refundable application fee. Approved applications will remain active for 30 days and may be applied toward any available rental within that period.
Applications must be fully completed, signed, and accompanied by all required fees before processing begins. We process applications in the order received and will continue accepting them until a lease agreement is signed and the security deposit is paid. Processing typically takes about 24 - 48 hours but will take longer if there are delays in verifying employment, rental history, or references. A valid driver’s license or other government-issued photo ID must be included and will become part of your application record. All submitted information is subject to verification, and falsified or misleading details will result in denial of the application.
Income

Gross income must be 2.5x the income to rent.

Tenant to provide the two most month of pay stubs or last 3 months of bank statements to verify income

Invest Idaho Management to call tenant place of work to verify income and employment
Credit Score

600 or above credit score qualifies a tenant without any additional deposit or co-signer

Tenant with Credit score between 550-600 can qualify with qualified co-signer or 1.5 x security deposit

Tenant with Credit score between 500-550 can qualify with qualified co-signer or 2 x security deposit

Tenant with Credit score below 500 will not qualify
BackGround Check

Subject to the following sentence, applicants may not be accepted if they have been convicted of a violent crime less than seven (7) years since the convicted date. Regardless of date, no applicant will be accepted with a conviction for: an act of violence against a person, sex crime, stalking, arson, gang involvement, or illegal manufacturing or distribution of drugs. However, per Federal regulations, special accommodations may be requested for certain drug and/or alcohol-related convictions. IIM reserves the right to consider all criminal activity, arrests, pending charges, and convictions on a case-by-case basis.
Rental History
Applicants must have good rental references for at least six of the last 18 months, unless the applicant has just sold their home. Relatives are not acceptable as rental references. An application may be denied for any of the following items:

Any eviction within the past 7 years will be an automatic denial

History of any damage to the residence, or an outstanding balance due to a previous landlord will result in an automatic denial

If money is owed to a utility or property management company, it must be paid in full and a receipt presented. If the money is not paid in full, the applicant is automatically denied.

If the applicant has no prior rental history, then they may be asked to provide a qualified co-signer. The cosigner must fill out our application, have a credit score of 650 or higher, verifiable income of at least three times the rental amount, and be willing to sign the lease.
Pets / Service Animals / Emotional Support Animals:

Subject to reasonable accommodation requests, all Pets, Service Animals, or Emotional Support Animals must be registered through the Invest Idaho Management Petscreening.com portal at the time of application. Service Animals and Emotional Support Animals with proper documentation will be automatically accepted. Pets may be subject to additional pet fees and pet rents.
